Re-Roofing & Roof Replacement in Colchester, Essex & Suffolk

Most roofs across the Colchester area were built between 40 and 120 years ago. The Victorians used [[Welsh slate|/slate-roof-repairs-colchester]] that can last a century or more, but the post-war concrete tile estates of Braintree, Witham and Clacton were not engineered for that kind of lifespan. Whichever era your home belongs to, there comes a point where another [[repair|/roof-repairs-colchester]] is money down the drain and a full re-roof is the only honest answer.

Burton Roofing has been carrying out complete re-roofs across Colchester and the surrounding 20-mile radius for over 15 years. We strip the old covering, assess every structural timber, and rebuild with modern breathable membrane, treated battens, and your choice of tile or slate - all backed by a 10-year workmanship guarantee. And if a repair would actually solve your problem, we will tell you that instead.

Warning Signs

Four Signs Your Colchester Home Needs a Re-Roof

Roofs fail gradually. The signs build up over years until one winter they become impossible to ignore. If you recognise any of the following, a professional inspection is overdue - and the longer it is left, the more expensive the underlying timber damage becomes.

Water Stains Spreading Across Ceilings

Brown rings on upstairs ceilings are the most visible symptom, but by the time water reaches the plasterboard it has already saturated the felt underlay, the battens, and likely the rafters above. If stains are appearing in multiple rooms or returning after each repair, the entire roof covering has lost its weatherproofing integrity and a re-roof is the only reliable fix.

A Sagging or Uneven Roofline

Stand back and look at the ridge from the end of your garden or across the street in Colchester. A straight ridge that has developed a dip or wave usually points to rafters that have bowed or rotted where water has been tracking in over years. This is a structural concern, not a cosmetic one, and it will not resolve itself.

Tiles Slipping, Cracking or Missing in Numbers

The occasional displaced tile after a winter storm is normal. But when you are finding broken tiles in the garden after every windy spell, or gaps are visible from the ground across more than a quarter of the roof, the covering has reached the end of its serviceable life. The nibs that hook tiles over the battens become brittle with age and frost cycling.

Daylight Showing Through the Loft Space

Go up into the loft on a bright day, switch off any lights, and look up at the underside of the roof. If you can see pinpricks of daylight through the felt or around the tile joints, the underlay has perished. Old bitumen felt turns brittle and tears over decades of temperature cycling, and once it fails, water follows the path of least resistance into your roof structure.

Recent Work

Re-Roof Projects Completed Across the Colchester Area

Two recent re-roofs that show the range of properties we work on - one a pitched tile re-roof on a family home near Colchester, the other a GRP fibreglass flat roof replacement where the original felt had blistered and split after years of summer heat and winter frost.

Complete re-roof on a property near Colchester, Essex

Pitched Tile Re-Roof - Colchester Family Home

The original concrete interlocking tiles on this Colchester property had lost their surface coating after 35 years of exposure, and the bitumen felt beneath had perished to the point of tearing. We stripped the roof, replaced two rafters that had rotted at the wall plate, installed a modern breathable membrane, and re-laid new concrete tiles with a dry ridge system. The homeowner now has a 30+ year manufacturer warranty on the covering and a 10-year guarantee on our workmanship.

GRP fibreglass flat roof replacement in the Colchester area

GRP Flat Roof Replacement - Failed Felt System

The old felt flat roof on this extension had blistered, split at the joints, and was leaking into the room below. Felt flat roofs typically last 15 to 20 years in the Essex climate before UV degradation and thermal cycling cause failure. We stripped the old decking, replaced the damaged timber substrate, and installed a fully bonded GRP fibreglass system with a 25-year manufacturer warranty - a permanent solution that will outlast any felt system by decades.

Our Approach

Exactly How We Re-Roof Your Home - Step by Step

We work in sections, stripping and re-covering one roof slope at a time so your home is never left exposed to the elements overnight. No subcontractors, no agency crews - the Burton team that surveys your roof is the team that builds it.

1

Scaffold, Site Protection & Strip-Down

Scaffold is erected to the full working height with debris chute and skip positioned to protect your driveway and garden. We then strip all existing tiles, slate, battens and old underlay in a controlled sequence - working from the ridge down so that each section is exposed, inspected, and re-covered before we move on, keeping the property weathertight throughout.

2

Structural Timber Inspection & Repair

With the covering removed, every rafter, purlin, joist and wall plate is inspected for rot, warp, beetle infestation or previous botched repairs. Rotten timbers are cut back to sound wood and replaced with treated structural timber of matching section. We photograph any defects we find and send them to you before we replace anything, so you see exactly what was wrong and what we are doing about it.

3

Breathable Membrane & Insulation Upgrade

A high-performance breathable membrane replaces the old bitumen felt, allowing the roof space to ventilate naturally while shedding water that penetrates behind the covering. Where Building Regulations require it - and for most re-roofs covering more than 25% of the roof area they do - we install or upgrade insulation to current Part L standards, typically 270mm of mineral wool between and over the ceiling joists.

4

Treated Battens & New Covering Laid

New pressure-treated timber battens are fixed at the correct gauge for your chosen material, graded to BS 5534. Your tiles or slates are then laid working from eaves to ridge, with each course checked for line and level. Hip tiles, chimney flashings, and valley junctions are all completed to the same standard as the main roof planes.

5

Ridge, Hip & Verge Finishing

We fit dry ridge and dry verge systems as standard on most re-roofs - mechanically fixed ridge tiles with ventilated unions that do not depend on mortar bedding. Traditional mortar-bedded ridge is used where conservation area requirements demand it. All lead flashings at chimneys, abutments and valleys are renewed in Code 4 or Code 5 lead as appropriate.

6

Gutters, Cleanup & Final Handover

Gutters and downpipes are flushed through and checked for alignment. All waste is removed from site - tiles are recycled through specialist reclaim merchants where possible, and timber and felt go to licensed waste facilities. We sweep the surrounding area, leave your property as we found it, and walk you through the finished roof with a completion pack including photos and your guarantee certificate.

Building Regulations & Part L Insulation Compliance

Every re-roof we carry out in Colchester and the surrounding area fully complies with UK Building Regulations. Under Part L, when more than 25% of a roof area is being renovated, the insulation must be upgraded to current thermal standards. We install 270mm of mineral wool insulation as standard on cold-roof lofts, and rigid PIR board on warm roof constructions, ensuring your [[new roof|/new-roofs-colchester]] does not just look right but performs to modern energy efficiency standards. Where building control notification is required, we arrange the inspection and provide the completion certificate. The result is a warmer home, lower heating bills through an Essex winter, and a fully compliant roof you can pass on to future owners without complication.

Why Burton

Why Homeowners Across Colchester Trust Us With Their Re-Roof

A re-roof is a significant investment and you should not have to take a contractor's promises on faith. Here is exactly what you get when you choose Burton Roofing - and what sets us apart from the firms that knock on doors and disappear after the deposit clears.

Honest Repair-vs-Re-Roof Advice

We will not sell you a re-roof you do not need. At your free survey we photograph the condition of your roof and give you a clear recommendation. If a targeted repair will buy you several more years, we say so. If a re-roof is genuinely the right investment, we show you the evidence and explain why.

10-Year Written Workmanship Guarantee

Every re-roof carries a written 10-year guarantee on all labour, issued as a certificate at handover. Materials carry independent manufacturer warranties - typically 30+ years on concrete tile and lifetime on selected slate. Insurance-backed guarantees are available where your lender or insurer requires one.

Local Knowledge of Every Housing Era

We know the difference between a 1900s Welsh slate terrace near Colchester town centre, a 1930s clay tile semi in Ipswich, and a 1970s concrete tile detached in Braintree. Each needs a different specification. We match materials to the property, the street, and the planning context.

Fixed-Price Quotation - No Surprises

Our written quotes break out every element: materials, labour, scaffold, lead work, insulation, and a structural timber provisional sum. The figure we quote is the figure you pay. No day-rate ambiguity, no retrospective extras, no invoices for things you were not told about.

Section-by-Section Working

We strip and re-cover one roof slope at a time so your home is never left fully exposed overnight. If the weather turns, the section we are working on is secured before we leave site. This is the difference between a contractor who cares about your home and one who treats it as a production line.

No Subcontractors - Ever

Your re-roof is carried out by Burton roofers, not a hired crew. The team that surveys your roof builds it and signs it off. That means continuity, accountability, and a single point of contact from the first visit to the final handover walk-through.

100% Free, No-Obligation Survey

We'll inspect your roof, take photos, and give you an honest assessment - completely free. No pressure, no hidden fees, no obligation to proceed.

10-25 Year Workmanship Guarantee

Every installation is backed by our written workmanship guarantee, giving you long-term peace of mind that your investment is protected.

Questions & Answers

Frequently Asked Questions

Re-roofing costs less than a full new roof because the structural timbers are retained, but the covering, underlay, battens, ridge system and flashings are all replaced. For 2025-26 in the Colchester area, a re-roof on a standard three-bedroom semi in concrete interlocking tile typically runs £6,500 to £11,000. The same property in natural slate sits between £10,500 and £16,000. Larger detached homes can reach £18,000 to £24,000 in slate. All figures include scaffold, membrane, battens, covering, ridge and verge, lead work, and site clearance. We provide a full itemised fixed-price quote after your free survey.

A standard re-roof on a three-bedroom semi-detached property takes 4 to 6 working days from scaffold up to scaffold down, weather permitting. Larger detached homes, hipped roofs, or properties with multiple [[chimney stacks|/chimney-repairs-colchester]] and lead valleys can take 7 to 10 days. We work in sections - stripping and re-covering one roof slope at a time - so your home is never left fully exposed overnight. You receive a clear timeline in your quote and daily progress updates throughout.

The vast majority of homeowners stay put throughout a re-roof. The work is external - we are not removing ceilings or disturbing the interior. There will be noise and vibration during the strip-down phase and when battens are fixed, typically between 8am and 5pm on working days. We protect your garden features, keep walkways clear, and communicate with you each morning so you know exactly what is happening that day. Most clients find the disruption far more manageable than they expected.

Yes - and in most cases Building Regulations require it. Under Part L of the Building Regulations, when more than 25% of a roof area is being renovated, the insulation must be upgraded to current standards. We install 270mm of mineral wool insulation between and over ceiling joists as standard on every re-roof where the loft is cold-ventilated. For warm roof constructions and loft conversions, we specify rigid PIR board insulation to the required U-value. The upgrade keeps your home warmer and can noticeably reduce heating bills over an Essex winter.

That is precisely what our free survey determines. We climb up, inspect every roof slope, photograph the condition of tiles, underlay, flashings and timbers, and give you honest advice. If a [[repair|/roof-repairs-colchester]] will solve the problem for the next several years, we tell you that - we would rather do a smaller, honest job and earn your trust than upsell a re-roof you do not need. If the covering is failing across the majority of the roof, the underlay is perished, or multiple timbers are compromised, we explain why a re-roof is the better long-term investment and show you the evidence.

Every re-roof carries a written 10-year workmanship guarantee covering all labour. Materials carry independent manufacturer warranties - typically 30+ years on concrete interlocking tile and fibre cement, and lifetime guarantees on selected natural slate products. We can also arrange insurance-backed guarantees through recognised providers where your mortgage lender or insurer requires one. The guarantee is issued as a written certificate at handover, not a verbal promise.
